Leaking shower trays

One of the most common defects we encounter as surveyors is leaking shower trays. Although this might seem like a minor issue, if ignored it can lead to serious water damage, mould growth, and costly repairs.

The most common source of leaks is the sealant around the tray. If a shower tray isn’t properly supported or securely fitted, it can shift slightly when stepped on, breaking the seal between the tray and the adjoining walls. Sealant can also fail if poorly applied or through deterioration with age. Other sources of water ingress are cracked tiles and grout on shower walls, a failed waterproof membrane behind tiles, cracks in the shower tray itself, or blocked or poorly connected waste pipes.

Whatever the source of a leak, water will seep through any gaps and cracks, and this can result in damp appearing on the ceilings below a shower/bathroom, the walls of adjoining rooms and in the worse cases dampness and decay in a timber floor.

Shower trays should be routinely inspected for gaps and cracks, and any damage seen quickly repaired to prevent greater problems.
