Surveying through the November lockdown

Surveys can continue as they have throughout the summer, following strict COVID SECURE guidance.

Robert Jenrick (Sectetary of State for Housing) confirmed on Sunday evening (1st November)

"Housing market update ahead of Thursday’s measures:
Renters & homeowners will be able to move
Removal firms and estate agents can operate
Construction sites can and should continue
Tradespeople will be able to enter homes
But all must follow the Covid safety guidance"

Although Government guidance is changing regularly, there remains two essential requirements when inspecting occupied properties: first, our surveyors are knowledgeable on working safely in people’s homes; second, communicating with households prior to arrival , and on arrival, to ensure that the household understands the current social distancing and hygiene measures that should be followed once the inspection has commenced. Our surveyors are subject to a strict health monitoring regime and meticulous preparations are made in advance of our inspections, including obtaining assurances and information from property owners on the following: that neither they or anyone in their household have been in contact with a person with virus symptoms within the preceding 7 days ; that none of the occupiers are self-isolating or are shielding; the number of occupiers who will be in the property; that no one else will visit the property during the inspection; and assurances that the occupiers will maintain the current social distancing during the inspection.

Our regulating body RICS has also published guidance for Building Surveyors.

Our surveyor will not carry out/continue with the inspection unless positive responses/actions are received from the owner/occupiers. We will contact the owner/occupiers when he/she arrives outside the property to seek assurances that the above information given by the owner has not changed and to confirm that the surveyor will be dressed in full PPE before entering the property.
